AC & HVAC Maintenance Guide
What to do every month, season, and year to make your system last 20+ years.
Monthly Maintenance Checklist
These quick checks take 10 minutes and prevent 90% of emergency breakdowns. Do them every month.
- Check and replace air filterThe most important task — do this every 30 days. A clogged filter restricts airflow, drives up energy bills, and can freeze your evaporator coil.
- Clear area around outdoor unitRemove debris, leaves, grass clippings within 2 feet of the condenser unit to ensure proper airflow.
- Check thermostat is working correctlyVerify it's set to your desired temperature and the display is functioning. Replace batteries if needed.
- Listen for unusual noises when system starts upGrinding, squealing, or banging sounds can indicate loose parts, a failing motor, or compressor issues. Catch them early.
- Check that all vents and registers are open and unblockedBlocked vents increase system pressure and can cause uneven cooling, higher bills, and premature wear.
- Visually inspect the condensate drain lineLook for blockages or standing water near the indoor unit. A clogged drain can cause water damage and mold growth.
- Check the circuit breaker hasn't trippedA tripped breaker can mean an electrical issue. If it trips repeatedly, call a professional — don't just keep resetting it.
